Rent

To rent an apartment for a long-term period, you need to be a resident of the country. In order to conclude a contract, you will be asked for a deposit, usually this amount is equal to two or three months’ rent + you will need to pay the first month in advance + an agent’s commission equal to one month’s rent + 17% VAT.

The agent’s commission is paid before signing the contract, as well as the deposit + 1 month’s payment in advance.

Contracts are concluded for at least a year. If the contract is not terminated by you 3 months (working days) before the end of the contract, it will be extended for the period specified in the contract.

Before signing the contract, carefully check the condition of the apartment, the owner will conduct an inventory with the help of an agent and you will have to make sure that the damage caused is your own doing.

You have the right to terminate the contract early without consequences if you leave the country.

If you have caused damage to the property, an amount equal to the damage will be deducted from the deposit.

The agent is at your disposal during the contract and you should contact the agent for all questions related to the apartment.

You will have to pay for rental property insurance, so be prepared to find an agency and have an extra amount for this expense.

The landlord asks the tenant for proof of solvency (recent pay stubs) and an identity card.

It is important to know that, by law, the maximum amount of rent per year cannot exceed 5% of the total cost of housing.

Rent is paid one month in advance (utility bills are often included in the rent).
The monthly rent often already includes hot water and garbage collection.
